     As a new Bed & Breakfast, we will be adapting our operations as experience teaches us what works best. In that spirit, we offer the following guidelines, and hope you will share your thoughts with us.

     We accept guests by reservation only.  A 25% deposit is required for a reservation.  We will refund your deposit if you cancel at least 14 days in advance, and thereafter if we can re-rent the room(s). 

     We accept personal checks, traveler's checks, or cash - but not credit cards at this time.  We have a 24 hour ATM at the Common two miles from the farm.  Any balance is due when you arrive.

• Check-in time is after 3 p.m. and check-out time is before 11 a.m., though special arrangements may be made in advance. Guests staying more than one night are welcome to remain throughout the day.

• We remove our outer foot ware in our entryway to keep barnyard dirt outside the house, and ask that our guests do also unless they have a medical need to accommodate.  If you wish, you may bring inside shoes or slippers to wear in the house.

• We do not allow smoking in the farmhouse or on the decks or porches. 

We provide clean bed and bath linens when you arrive.  Extras are available as you request them. 

We have basic Direct TV satellite service, and we will provide you with a portable TV for your room on request.  We have DVD and VCR players available also. There is a video rental store at the Union Common, 2 miles away.

We ask that you not watch TV downstairs in the living room, except occasionally or as a planned group activity, to maintain the area for general conversation. 

We will give you an extension phone to use in your room if you request, to receive or make specific calls.  Long distance calls must be paid for when they are made.

We also make available to guests a computer, printer, scanner, wireless DSL Internet access, fax, copier, and basic office supplies.
 

We provide a continental breakfast between the hours of 7 and 10 each morning.  Earlier hours may be arranged.  A typical breakfast might include a variety of fruit juice, hot or cold cereals, fresh fruit, yogurt, and homemade breads, muffins, or pastries.  We use locally produced, organic, and minimally processed foods.

We have coffee, tea, and hot chocolate available at all hours on a self-serve basis.  Our well water is excellent, and cold water for drinking is always available.
 

We can direct you to a large number and variety of nearby restaurants for lunch and dinner.

We love to have children of all ages, if their presence is respectful of other people and our property, and they are properly supervised at all times.

We welcome pets that are kept contained outside the house, and that do not disturb others. 

There is a new kennel in Union if you wish to board your pet.

Special events should be scheduled as early as possible.   Our overnight rate is $600 plus $50 for each hour that deviates from our normal 3 p.m. check-in and 11 a.m. check-out times.  Our day rate is $300 and includes 11 a.m. to 3 p.m.  Additional hours may be arranged at $50 per hour.

We provide all guests with water, tea, cocoa, and coffee, and our overnight guests with a continental breakfast.  Additional beverages, snacks, and meals may be arranged at additional cost. 

Entertainment and special accommodations like tents, RV hookups, rental kayaks and SeaBikes, projectors, etc. can be arranged also.  We would be happy to discuss your special needs. Please let us know what you would like.
